Napili Ridge condominiums are located on the mauka side of the highway in Napili.  The complex consists of eleven 2-story buildings with 132 units.  Fourty-four are studios with 380 sq. ft. living area and 88 are 1-bedroom/1-bath units with 544 to 564 sq. ft of living area.  The complex is a mix of fee-simple and leasehold ownerships with approximately 60% being fee-simple as of 2017.  There is on-site parking for 1 car.  Guest parking is on the street.  The facility has on-site laundry facilities which avoids the need to have a washer/dryer in each unit.  The buildings in the rear look out over undeveloped land lying below that of the complex itself.  It's a 5 to 10-minute walk to the beach at Napili Bay which itself is beyond beautiful, it's just absolutely stunning. 

I talked with very pleased California vacationers during my visit in 2017 who were relaxing poolside.  This was their 2nd year to stay at Napili Ridge and they said the love the place.  I also chatted with the resident manager who said his objective was to have a well-run complex.  He also mentioned a special assessment about to take effect which will add just under $100 to the maintenance fees.  That is to pay for exterior upgrades and parking lot re-paving.
